HOW LONG HAS PAM GOLDING PROPERTIES BEEN OPERATING IN BALLITO?
We are turning 28 years old this year! This alone provides our clients with confidence in our experience and knowledge, which certainly helps. Our top achievements have been finishing number one in our node for two years running whilst also managing to finish as the top office in the KZN region for Pam Golding Properties.
WHAT TYPES OF PROPERTIES DO YOU SPECIALISE IN?
Historically, we are a residential resale business, but we also handle developments and rentals. In a market that has been geared towards investment, rentals play a pivotal role in our sales process. The North Coast is the place to be with so much happening. We are even attracting international brands like Club Med!
WHAT DO YOU LIKE ABOUT THE REAL ESTATE MARKET IN BALLITO AS AN AGENCY?
We are fortunate to be in a market that is appealing based on our local lifestyle elements. This has become a fundamental requirement in peoples’ choices. Stats show that coastal living has grown far more than non-coastal. It’s a market that caters to everyone, from first-time homeowners entering the market right through to retirement and everything in between.
HOW DO YOU KEEP UP WITH CURRENT TRENDS IN THE MARKET?
We have incredible support and insights supplied to us from our head office. The market is forever evolving and so must we to optimise opportunities. The market recently has been a buyers’ market with an oversupply of stock. Most activity has been under the R3 million mark with a focus on incoming, ROl and investment properties, however, we are starting to see a positive shift to your more high-end properties.
HOW DO YOU MAKE THE BUYING, SELLING AND RENTAL PROCESS SMOOTHER FOR CLIENTS?
We have a credible brand and, coupled with our experienced team, most of whom have been selling in the area for over 20 years, this places us in a strong position as it really all boils down to service delivery and relationships. The market is competitive so you need to go above and beyond.

WHAT DO YOU LOVE ABOUT WORKING IN REAL ESTATE AT RE/MAX DOLPHIN REALTORS?
People. The most satisfying feeling is to build a relationship with my clients and then find them a home that makes them happy. Ballito is booming and with that comes a huge influx of new agents into town. Being competitive by nature, I love the challenge of rising above the crowd.
HOW DO YOU STAY UPDATED WITH THE CONSTANT CHANGES IN THE REAL ESTATE INDUSTRY?
I make use of reports provided by Property24, training by the various conveyancers in Ballito, news articles in local publications, and talking to developers, investors and residents. I also get information from Daily Maverick and Biz News.

HOW DO YOU MAKE THE BUYING/SELLING PROCESS AS SMOOTH AS POSSIBLE FOR CLIENTS?
Over the years, one builds up a network of professionals in the industry and in the area. This really helps to point buyers and sellers in the right direction when needed.
Experience also helps you to provide the right advice and anticipate certain events and knowing how to, or who to, approach, to ensure things go smoothly is hugely beneficial in our business. lalso find that working together as a team and having a PA is a huge part of what helps me to keep the processes running smoother.
WHAT MAKES YOU AN EXPERT ON THE PROPERTIES IN THE BALLITO AREA?
My experience of 27 years in the same area has certainly stood me in good stead, as well as my stock knowledge over time and working alongside colleagues who have also excelled in the industry.

I joined the real estate industry in 2007 whilst my father was the broker owner of RE/MAX Dolphin Realtors. Real estate has always been in my blood and joining the industry was a natural choice for me.
WHAT DO YOU LOVE ABOUT WORKING IN REAL ESTATE IN BALLITO?
I have always been a people person. I love to network. Having grown up in Ballito and knowing the area like the back of my hand, I prioritise selling the area and its lifestyle just as much as, if not more than, the actual home.

As agents who have lived and worked on the North Coast for the better part of a decade, we have a deep understanding of the local market and, more importantly, how broader macroeconomic factors impact us. We spend a lot of our time engaging with people and absorbing media, both locally and abroad, to ensure we keep abreast of trends in the property market and the economy in general.

TELL US A BIT ABOUT YOURSELF. WHAT DREW YOU TO THE REAL ESTATE INDUSTRY?
I’m Kerry Bailey, a Principal and real estate agent at Tyson Properties. After being in the corporate industry for 10 years, I had the opportunity to enter the real estate industry. My mother and mother-in-law were both in the property industry and it was a natural progression. I had a young family at the time and the flexibility of the real estate industry allowed me to spend more time with my children. I was also excited to enter an industry that I found challenging and interesting.
WHAT DO YOU LOVE ABOUT WORKING IN REAL ESTATE IN BALLITO?
The growth and development in Ballito over the past few years has been incredible, opening up many opportunities to grow my real estate business. Tyson Properties has had an office in Umhlanga for the past 16 years and we opened our office in Ballito five years ago. The range of different types of properties and the numerous gated estates offer a diverse mix of property options for buyers. Ballito is a beautiful area that offers wonderful beaches, restaurants and amenities which is very attractive to potential buyers.
