Booming Ballito

If you haven’t noticed yet, 2017 has been the year for major development in our not-so-little town of Ballito. With new developments coming up on every corner, it’s hard not to notice all the construction going on. While some may be hidden amongst the trees or the sugar canes, Ballito is booming and we have TEN fantastic developments happening and they’re worth talking about.

Before turning right onto the R102 towards Umhlali, going past the big, stunning estate finished with the little birds on the gatehouse, one cannot help but notice the major development happening there. It is here that HBR Projects are developing their remaining 159 sectional title units in the Manor Estates development. The exceptionally finished units with acoustic glass, soft closing cupboard doors, Kohler sanware, LED lighting, battery backup systems, fibre optic connectivity and so much more offer excellent value for families in Ballito. Manor Estates is an ideally situated, established estate with stunning sunset views over the sugarcane, only a few minutes drive to Ballito attractions, schools and medical centres. The first phase of 24 units is impressively complete and sold out and the second phase, having been launched in July, is already well over 50% complete. Further down into Salt Rock, you will find Mount Richmore Estate and this Estate is making waves on our North Coast, a multifaceted development between Salt Rock and Ballito, it boasts 188 hectares of rolling hills and spectacular sea views, close in proximity to world class beaches and situated in the heart of Salt Rock. The Estate is currently undergoing major construction with plenty planned for the next couple of years. The estate is designed with the new Salt Rock road linking Salt Rock to Chakas Rock, which is becoming significant for the area. This will take the public past the 9000m2 shopping centre that is currently under construction which will be opening in March 2018 with Woolworths and Checkers as the anchor tenants. With the up and coming development of Birdhaven Estate, it has brought a great contribution to our local economy in Ballito as 35 people have been employed to install roads, storm water and electricity services. Going forward, another 300 workers will be employed to build the houses on the Estate.

Further up the North Coast, towards Tinley Manor, Palm Lakes Family Estate has had such exciting development recently, they achieved 1000 successful transfers last month. Royal Palm Property Holding LTD, the developers of the estate, started 12 years ago. Wim Sak, the CEO of RPPH, is an engineer and in Belgium he was known as a legend in the sweet industry. Why you ask? He was the CEO of one of the biggest sweet manufactures that exported sweets over the world, including South Africa. Wim always dreamed of ‘retiring’ in South Africa and when the opportunity to buy land in KwaZulu-Natal arose, Wim and his wife Olivia, jumped at the opportunity and Palm Lakes Family Estate was born. Palm Lakes boasts 700 ha of rezoned land and there is a constant flow and room for developing in the estate. At this point in time, 300 ha are almost developed with the Retirement Village still being finalised. The remainder 400 ha compromises of more residential development, an office park, corporate park and other exciting developments that are still to in the planning phase. With an estate of this size, thousands of jobs are generated and RPPH pride themselves in creating job opportunities for people along the North Coast for the building, maintenance and cleaning at Palm Lakes Family Estate. RPPH is involved with launching another phase in a new development called Le Cheval, an equestrian estate at the offramp of Tinley Manor. The site will compromise small holding stands where residents can keep their horses. An exciting new movement North Coast residents have to look forward to.

A little further along our beautiful coast, is the beloved Blythedale Coastal Estate where construction and development have truly picked up the pace with new infrastructure and bulk services being put in place. The newly-constructed Event Bowl and parking was the perfect venue for the first staging of the Toyota Warrior Race powered by Reebok at their estate. This is the start of a four-year commitment by the organisers and looks set to be a winter highlight for all on the North Coast. The first mini phase is already 96% sold. The next phase will see the transfer of 122 freehold sites, due to take place six months from now. At this moment, 40 ha of sugar cane has been removed and 50 ha of gum trees are in the process of being cleared in preparation for the commencement of Phase 1. Building is due to start on the estate’s first home. Designs have been vetted by the design review committee which looks set to be busy in the next few months as more owners move into the construction phase.The resort gatehouse design is being prepared with building due to start before the end of the year. There is already security on site for the adventure activities, to monitor the Event Bowl and to protect the beautiful fauna and flora, with controlled access due to farming and development operations. As part of a large-scale beach resort and hotel destination, Blythedale Coastal Estate will prove to become a sought after residential estate with a flair for fun, entertainment and adventure.

In the centre of Ballito, you will discover Ballito Hills, powered by Balwin Properties, a brand new secure estate which is conveniently located for the best modern coastal living. With three different phases of Zimbali Wedge, the residential project is expected to be complete by the second quarter of 2018 after making great progress and already being sold out. The retail project following in third quarter of 2018 and the final third phase of commercial estimated at third quarter of 2019 subject to final sale figures. Zimbali Wedge will boast 68 contemporary styled units with exceptional glass, quartz and timber finishes, open-plan living and spectacular views. The units will range between two and five bedrooms. Following closely behind, the retail phase is on its way. With over R300 million in sales achieved in two weeks, Zululami Luxury Coastal Estate knows how to make a statement. The Estate launched to the public in the beginning of December 2016 and the response since then has been unprecedented. Within 72 hours, 136 of the 170 stands, as well as 240 of 300 multi-units in phase 1 were reserved. Today there are only as few as 12 opportunities left within phase 1. “From the moment I visited the site I knew that we had found something special, and the success of sales thus far proves just how unique Zululami is,” shares Murray Collins, Director of Collins Residential, a subsidiary of H.Collins & Sons Group. Zululami is set in a prime location that offers phenomenal
views, two direct beach access points, a mere 100 metres away from Christmas Bay beach. Huge strides have been made in their construction including the grading of the site and road works. Zululami hopes for the completion of the roads, gatehouse, services and lighting to be reached by April 2018. The estate is home to enchanting coastal forests and picturesque wetlands. “The first phase has been made reasonably priced to ensure a range of investors, from families starting out, to developers who can benefit from the initial value”, explains Collins. The estate has been estimated as a R2.5 billion project and it is truly establishing itself as the most significant residential development on KwaZulu-Natal’s North Coast to date.
